Frisco at a glance
County and ZIP codes
Frisco sits partly in Collin County and partly in Denton County. We serve ZIP codes 75033, 75034, 75035 and 75036.
City contacts
Water Resources is at 11300 Research Road. Building Inspections and Engineering Services work out of the municipal center at 6101 Frisco Square Blvd.
A newer housing stock
The city's 2040 plan reports 82.1 percent of single-family homes were built since 2000, so most losses involve PEX, CPVC, water heaters and attic equipment.
Emergency dispatch
Emergency dispatch is available around the clock for active leaks, standing water and storm damage.
Why newer Frisco homes leak in a different way
According to the city's 2040 plan, 82.1 percent of Frisco's single-family homes were built since 2000, and only 2.7 percent before 1990. That means very little galvanized or cast iron pipe. The typical call here is a PEX or CPVC supply line that let go at a fitting, a water heater that failed at the tank or a washing machine valve left under pressure.
Slab-on-grade construction changes how the damage behaves. Water from a kitchen or utility room spreads through flooring, baseboards and the lower foot of drywall before anyone sees a stain. A moisture meter and a thermal imaging camera find that wet drywall and insulation behind finished walls, so we map the damage before deciding what comes out.
A home that is 5 to 25 years old also has attic equipment that older houses did not. An air handler in the attic sends condensate down a drain line, and when that line clogs, water soaks the ceiling below. If you see a brown ring or a sagging ceiling panel, our water mitigation crews start with the source and then dry the structure.
Hail, wind and roof leaks after a Frisco storm
Frisco lies in Tornado Alley, and 2024 was a reminder. Storms that year produced a brief EF-0 tornado near UNT Frisco, and hail between 1.5 and 3 inches was reported in and around the city. Hail that size bruises shingles and cracks flashing, and the leak often shows up days later as a ceiling stain.
If rain came through the roof, photograph the ceiling and any soaked insulation before anything is moved. Ask your insurer how it treats storm damage and wind-driven rain on your policy. Ask the Frisco Building Inspections office whether roof work at your address needs a permit before the rebuild stage.
Talk to dispatch
Describe what you see and we will tell you what happens next, in plain words, before any work starts.
When water is spreading in Frisco
Water that is moving across a floor, dripping through a ceiling or rising from a drain is an emergency, and the first hours matter most. Wet drywall and carpet pad begin to break down quickly, and a clean supply line leak can become a contamination problem if it sits.
For standing water, our truck-mounted and portable extraction units pull the bulk out, then air movers and LGR dehumidifiers begin structural drying. Our emergency water removal service is built for this first stage. Call the dispatch line, describe where the water came from and we will set the order of work.
If water is still spreading before we arrive
A few steps taken in the first minutes limit the damage and protect any later insurance claim.
Stop the source
Close the fixture shutoff or the main water valve, often found near the water heater, a utility room or an outside wall. Insurers in Texas may refuse a claim when the owner left the property exposed after the loss.
Cut power only if dry
Breakers for wet rooms can be switched off only if the panel stays dry and you reach it on dry footing. If water is near outlets or the panel, call the utility or 911 first.
Lift what you can
Move rugs, electronics and small furniture onto dry ground. Leave heavy pieces alone and put foil or wood blocks under legs.
Keep people and pets out
Water from a toilet, sewer line or storm drain is contaminated. Children and animals should stay in a dry room.
Photograph before cleanup
Take wide and close photos of the damage, the source and affected belongings. Keep damaged items until the adjuster has seen them.
Call the 24/7 line
Tell the dispatcher what failed, which rooms are wet and whether power is on.
Frisco's floodplain rules and what they mean for a claim
The city's stormwater page says new structures must sit 2 feet above the 100-year water surface elevation, and no part of a residential lot may lie in the 100-year floodplain. Those rules lower exposure for homes built under them, but they do not cover every address, and the same page notes nearly 30 map revisions since the 1996 flood maps.
If you are unsure of your flood status, look up the address on the FEMA flood map and ask the city. A standard home policy typically leaves out surface flooding, which takes its own coverage, so read your policy before an adjuster arrives. For rising water, our flood damage restoration team handles the contaminated-water side of the job.
Which service comes first, and what follows
In most Frisco homes the order is extraction, structural drying, cleanup of wet debris and then rebuild. Crews keep drying until each material meets its dry standard on the meter, which is why a quick look at the surface rarely tells the whole story. We work to ANSI/IICRC S500 practice, and you can ask any company whether its crews do.
Once the structure is dry, water damage repair replaces drywall, insulation, flooring and paint. Large shopping and entertainment areas such as The Star, Frisco Square and Stonebriar Centre sit among these neighborhoods, so a commercial landlord or a homeowner can reach us the same way. If your Frisco project runs toward Prosper, we also serve ZIP 75078. Nearby, our Plano and Lewisville pages cover the other sides of the corridor.
Frequently asked questions
Do you cover every ZIP code in Frisco?
We serve ZIP codes 75033, 75034, 75035 and 75036 in Frisco. 75033 and 75034 reach into both Denton and Collin counties, 75035 is entirely Collin, and 75036 is listed for Frisco in secondary sources. If your property is across the line in Prosper, we also serve ZIP 75078.
Is emergency water removal available in Frisco?
Yes, including nights in Frisco. Dispatch picks up at any hour and aims for same-day arrival when crews are available. Call with the source, the rooms affected and whether power is on.
Why do newer Frisco homes get water damage if the plumbing is modern?
Newer plumbing fails at joints, fittings and appliance connections rather than corroding through. A supply line, water heater or attic condensate drain can leak for days before it shows. Gradual leaks are often excluded by insurers, so report a stain as soon as you see it.
What does a hail roof leak need first?
Photograph the ceiling and any wet insulation, then cover the opening if it is safe to do so. We dry the structure while your roofer handles the shingles. Ask your insurer how storm damage is handled and keep receipts for temporary repairs.
Does Frisco regulate floodplain building?
Yes. The city's stormwater page lists a 2 foot freeboard above the 100-year elevation for new structures and a rule against residential lots in the floodplain. Check the FEMA flood map for your address, and ask Engineering Services about any property question.
Do I need a permit for repairs after water damage?
It depends on the work. Texas cities commonly require permits for plumbing, electrical or structural changes, so call Frisco Building Inspections before the rebuild begins.
